The applicant being advised that if the alteration exceeds 25% of the current assessed value of the existing building, ther. the entire building must be sprinklered; That the applicant be advised that Building Code requirements will be reviewed at the time of Building Permit application; and All improvements and additions proposed to be undertaken in one phase. A dental clinic has operated for a number of years at 2267 Elgin Avenue. The clinic is located in a single family residence that was reconditioned for the commercial use. PROPOSED DESIGN: The applicants are proposing a 924 square feet addition to their existing building. If guidelines for the Downtown Development Permit Area were to be followed, this addition should be located in the front of the existing building, to bring it closer to the front property line. The appearance of the building should also be amended to reflect its commercial character and respond to the intent of the design guidelines, which is to relate any new building to the character of the downtown, as dictated by the Municipal Hall. The location of the proposed addition at the front would necessitate the complete reorganization of the interior of the existing building; the applicant has stated that such work is not feasible from the point of view of hig e*sonomic means. The applicant, however has proposed to modify the front of the building, to bring it in line with the commercial character of the area and somehow reflecting the “circa 1913" motif for the Downtown core. woe d/
