RECOMMENDATION :

That this application be denied.

BACKGROUND =

An application has been received to rezone 1943 Manning Avenue from RS-1
(Large Lot Residential) to RT-1 (Iwo Family Residential). The property is
designated for "Apartment" use in the 0.C.P.

A previous application, to rezone this 66 ft. wide property to RS-2 (Small
Lot Residential) in order to subdivide it into two 33 ft. wide lots, was
recently denied by Council: The proposed lots did not meet the minimum width
required for RS-2 lots, and the property is within a designated "Apartment
Area".

The applicant is now requesting a rezoning of the property to allow the
development of a duplex.
