RECOMMENDED =

1. THAT this application be approved to proceed for Rezoning from RS-1 (Large
Lot Residential) to AM-4 (Apartment) under Section 963 of the Municipal
Act subject to:

a. Completion of a design to tha satisfaction of the Director of
Planning;

Satisfaction of Engineering requirements;

Submission of landscaping plana to the satiafaction of the Parks and
Recreation Department 5

Satisfaction of Building Department concerns;

Satisfaction of Fire Department concerns;

Consolidation of the propertiea into one lot; and
G» Issuance of a Development Permit.

THAT the Planning Department be authorized to draft Development Permit No.
88/92; and

3. THAT the Mayor and Clerk be authorized to sign the documents when
completed subject to the conditiona noted above.

BACKGROUND:

This application ia for the development of a 40 unit apartment building at
1636, 1648 and 1656 Grant Avenue. The aite ig currently zoned RS-1 (Single
Family Residential) and is designated for "Apartment" use in the Official
Community Plan. The project ia subject to the guidelines outlined in
Development Permit Area XI - Northaida.
