It is agreed that the Lessee, not being in default hereunder, shall have the option to renew this lease for a further term of five (5) years on the same terms and conditions contained herein, excluding this clause for renewal. 5 The Lessee shall: (a) pay rent; pay all taxes imposed against the Lands improvements: pay rates for electricity, gas and telephone and all rates imposed in respect of tenant's fixtures; not assign or sublet, transfer, mortgage or encumber the Lands without the prior written approval of the City Council; not do or fail to do any act which would permit a lien to be created on the Lands; obtain all necessary permits for the construction and occupation of the community building other than the building permit; construct the community building in accordance with the plans submitted and approved by the City; not occupy the community building until == an occupancy permit is obtained; repair and maintain the community building on or to be erected on the Lands in a fit and proper manner; yy peed sei ie Tbe ng wee gs
